
We offer a thorough annual check of your plumbing and heating, followed by a written report, and gas certificate where appropriate.
This includes:
- servicing your main heating appliance (if gas fired)
- examining your heating installation for faults and potential problems, and recommending any measures that would improve its efficiency and reduce fuel costs
- any simple repairs, eg. dripping taps
- testing and flushing your drainage system
We can also discuss with you the practicality of any improvements you may be planning. There is no obligation to employ us on any future work.
Some common maintenance problems:
If you have a galvanised steel cold water storage tank we strongly recommend that you plan to replace it in the near future. These tanks were last installed about thirty years ago and are
now coming to the end of their life. A rusted tank leaking can cause a lot of damage.
In many Edinburgh houses the main stopcock is inaccessible or hard to find, and is often stiff to turn. In tenement flats where the main has not been renewed the stopcock is likely to be at high level.
If you have this problem it is sometimes possible to fit a valve which can be operated by a wall switch - call us for a quote. Alternatively we can trace and ease the existing one for you.
A stopcock cannot be fitted on any pipe which supplies other people (except the one in the street of course).
Gas appliances need to be serviced once a year, even if they are not in use, for gas safety reasons. This applies particularly to gas fires and any appliance connected to an open flue, for example a masonry chimney, because a flue blockage can occur whether or not the appliance is used.
If you let your property you need to have an annual check of the gas installation and appliances and a valid landlord’s certificate.
If you have an unvented hot water cylinder it also needs to be serviced once a year.
